3. PARK DEDICATION: <br />The applicant is required to dedicate land, pay a fee, or a combination of land and fee to <br />satisfy park dedication per Sec. 90-324 of the City Code. The applicant is required to <br />dedicate 10% of the developable acres for park land with a density of less than 3.99 units <br />per acre. The total buildable acres is not known, but for a 15 acre development, 1.5 acres <br />would be required. <br />However, the applicant is proposing to pay park dedication fees. The current park <br />dedication fee is $2,400 per unit. With 7 new units, the total park dedication fee would <br />be $16,800. <br />4. CONSISTENCY WITH COMPREHENSIVE PLAN: <br />Parks <br />The properties are in Neighborhood Park Service Area 6n that includes Oak Shore Park, <br />the 120th Street property and Tower Park. Bald Eagle -Otter Lake Regional Park is also <br />within walking distance, immediately south of Hugo's border. <br />Trails and Greenways <br />There are no trails shown in the Trails Plan on or near the properties. <br />5.
