— 2 — January 15, 2021 <br />Task 1 Construction Documents: <br />Scope of Work: <br />- Bi-weekly meetings with the City Project Team to review project goals and progress <br />- Develop the detailed drawings and specifications required for the permitting and competitive Public Bidding of <br />the project <br />- Present the final design to the City for their review and approval <br />Present the final design to the building official for preliminary review <br />- 75% and 95% final review meeting with City, the entire Design Team and Project Manager <br />- Ongoing review of any design options with the Project Manager <br />Material selection with Project Manager and City Staff <br />- Detailed coordination with WSB and their project team. <br />Deliverables: <br />- Complete Construction Documents made up of detailed plans and specifications provided to the Project <br />Manager for review prior to Project Bidding, including alternates, etc. <br />Task 2 Biddina & Contract Award <br />Scope of Work: <br />- Assist the City in obtaining bids — we understand that you would like HCM, in coordination with WSB, to <br />manage the bidding process for the building. The City will receive and review bids. <br />- Develop Addenda to the Construction Documents and answer all inquiries about the project as required for <br />the competitive bidding of the project <br />- Work closely with the Project Manager on the bidding process <br />- Participate with the City in Pre -Bid Conference <br />- Review / Evaluate Bids with the Project Manager <br />Deliverables: <br />Manage the bidding process and document distribution through an electronic bidding service, such as <br />QuestCDN, Franz Reprographics or similar. <br />Issuance of Addenda as required, responding to contractor questions <br />Review of substitution requests, etc. <br />Task 3 Construction Observation and Administration: <br />Scope of Work: <br />- Participate in bi-weekly construction mtgs. and review work for compliance with construction documents <br />- Appraise City of construction progress <br />- Review shop drawings and product submittals <br />- Answer all contractor inquiries regarding the design intent of the documents <br />- Work closely with the Project Manager regarding the construction work <br />- Review payment applications and prepare change orders <br />Review warranties, equipment manuals and related documents assembled by contractors <br />- Review the completed project 11 months after the date of occupancy and report any issues or warranty <br />problems to the contractor for correction <br />- Discuss the facility with the staff for feedback on operational issues <br />Deliverables: <br />- Timely Submittal and Shop Drawing reviews <br />- Review of Pay Applications <br />- Issue Appropriate Change Orders <br />- Punch -List Inspections - one (1) punch list walkthrough <br />Forward warranties, equipment manuals and related documents assembled by contractors <br />- Forward field drawings and specifications assembled by contractors <br />- 11 Month Post -Construction Warranty Review / Walk-through <br />
