RESOLUTION 2022-2 <br />APPROVING A SITE PLAN AND DEVELOPMENT AGREEMENT FOR <br />VICTOR LAND HOLDINGS, LLC, FOR AN OFFICE, MANUFACTURING, AND <br />WAREOUSE BUILDING ON THE PROPERTY LOCATED AT 13676 FENWAY <br />BOULEVARD NORTH AS PART OF THE CAMPUS DEVELOPMENT ON THE <br />NORTHWEST PORTION OF THE PROPERTY <br />WHEREAS, Victor Land Holdings, LLC, requested approval of a site plan and <br />development agreement for an approximately 43,000 square foot office, manufacturing, <br />and warehouse building, on property legally described as follows: <br />Lot 1, Block 2, Roy Molitor 4a' Addition <br />WHEREAS, the Planning Commission has reviewed said site plan on December 16, <br />2021, and recommends approval subject to the conditions listed in this resolution. <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the site <br />plan for Victor Land Holdings, LLC, for an approximately 43,000 square foot office, <br />manufacturing, and warehouse building, subject to the following conditions and findings: <br />1. All items on the Engineer's memo and "red -line" detailed engineering comments that <br />have been sent directly to the applicant's engineer dated December 16, 2021, shall be <br />addressed. <br />2. The applicant shall meet all conditions listed in the conditional use permit for the <br />campus development. <br />3. The applicant shall be required to apply for formal site plan approval for all fixture <br />phases to be considered by the Planning Commission and City Council. <br />4. The plans shall be revised to show proof of parking to be reviewed and approved by <br />City staff. <br />5. The proof of parking shall be constructed at any time deemed necessary by the City. <br />6. No exterior storage shall be located west of the building. All exterior storage shall <br />remain in the areas as approved with the campus development. <br />7. Prior to the installation of any signs, the applicant shall obtain a sign permit. <br />8. The landscaping shall be irrigated to ensure establishment. <br />9. The fence shall be black vinyl chain link. <br />10. 140a' Street North shall be extended to the west property line of Lot 1, Block 2, Roy <br />Molitor 4a' Addition. <br />
