Resolution 2022-2 <br />Page 2 <br />11. The overhead doors on the buildings within the campus development shall remain <br />closed from 9 p.m. to 6 a.m., except for normal operations of the business. The doors <br />shall be promptly closed after moving raw materials into the building for <br />manufacturing and moving finished product outside. <br />12. Dumpsters shall not be located outdoors north of the 143,000 square foot building <br />within the campus development. <br />Prior to the issuance of a building permit: <br />13. A Development Agreement and Assessment Agreement shall be executed for the <br />extension of 140"' Street North. <br />14. The applicant shall submit cut sheets for the wall mounted light fixtures to be <br />reviewed and approved by staff. <br />a. The applicant shall revise the plans to show shield over the wall lights in <br />the north side of the building. <br />15. The applicant shall submit the final building material samples and colors for the <br />building to be reviewed and approved by staff. The materials shall be compatible and <br />cohesive with the existing buildings in the campus development. <br />16. The proposed metal awing design shall be reviewed and approved by staff. <br />17. The internal roof drainage system that shall be integrated into the building design and <br />shall be reviewed and approved by staff. <br />18. The trash receptacles shall be stored inside the building. <br />19. Cross access and maintenance agreement between the buildings shall be reviewed and <br />approved by staff. The document shall be recorded against the property. <br />Prior to issuance of a Certificate of Occupancy: <br />20. The extension of 140'h Street North shall be completed with at least the first lift of <br />bituminous. <br />21. All roof top and ground mechanical equipment must be screened from view of <br />adjacent properties. Staff shall perform an inspection when equipment is installed to <br />ensure compliance with City code. <br />22. All required landscaping shall be fully installed. <br />23. Drainage and utility easements shall be dedicated to the City over the wetland, <br />stormwater management facilities, and utility extensions. <br />
