Water service is proposed to be extended from the Phase 1, 138th Street watermain stub as <br />well as looping and connecting into the existing Goodview Avenue watermain stub. <br /> <br />8. Sanitary sewer will be extended from the existing Phase 1, 138th Street sanitary sewer stub. <br /> <br />9. Street access will be extended from the 138th Street and Geneva Avenue intersection with <br />access to Goodview Avenue via Geneva Avenue. <br /> <br />a. Access to Egg Lake Road is proposed to occur in Phase 3. <br /> <br />Stormwater Management <br /> <br />10. The stormwater management requirements for the development were reviewed and <br />approved with the overall development review. The development is utilizing a stormwater <br />pond with water reuse to meet rate control and water quality requirements. <br /> <br />11. The stormwater reuse system will be owned and operated by the Homeowners Association, <br />and the City will have access to the system as needed for monitoring and operation. The <br />applicant is meeting approximately 80% of the volume reduction requirement by utilizing <br />water reuse. The remaining volume control requirement is being met using storage provided <br />in the NURP pond. <br /> <br />12. Comments on the storm sewer plan for the 2nd Addition have been provided to the developer <br />and should be addressed as the project moves forward. <br /> <br />Wetland <br /> <br />13. The wetland delineation has been previously approved. <br /> <br />14. The applicant has previously provided documentation that they have purchased the <br />necessary wetland banking credits based on their proposed impacts on the overall site. <br /> <br /> <br />Thank you for the opportunity to provide comments on this project.
