Resolution 2022-6 <br />Rice Lake Reserve 2°d Addition Final Plat and Development Agreement <br />6. The developer shall design and install a stormwater re -use system for irrigation of the <br />individual lots. <br />7. The developer shall establish a property owners association for the development to <br />own/operate/maintain common elements, landscaping, and the water re -use system. The <br />property owners association documents shall be reviewed and approved by staff prior to <br />recording the plat. <br />8. The plat shall comply with the City's street naming system. <br />9. The landscaping planned for the plat shall be installed in one phase. The developer shall <br />take proper precautions to protect the trees as the homes are being built. <br />10. Each home shall include a minimum of 2 parking spaces within the driveway. The <br />driveway widths shall be a maximum of 24 feet at the right of way line. <br />11. Staff will continue to work with the applicant on the street lighting plan. Exact locations <br />of the street lights shall be reviewed and approved by staff prior to installation. <br />12. The developer shall obtain all necessary local, state, and federal permits. <br />13. The developer shall make contact with adjacent property owners, prior to grading the <br />property. <br />14. Prior to recording the final plat: <br />a) The developer must obtain all necessary stormwater management and wetland <br />conservation act (WCA) permits from the City. <br />b) The developer shall pay $105,400.00 in full to satisfy the required cash in lieu of <br />parkland dedication requirement ($3,400/lot). <br />c) The developer shall pay the sewer and water trunk fees for each lot at final plat. The <br />City's SAC and WAC fees will be paid at the time building permits issued. <br />d) The applicant shall provide copies of the property owners association <br />documents/covenants for City review and approval. A copy of the document shall be <br />filed for recording with the final plat. <br />e) The developer shall enter into a stormwater reuse agreement with the City for the <br />stormwater reuse system. <br />f) The developer shall enter into a development agreement, shall agree to complete all <br />improvements, and pay all fees as required by the agreement. <br />Landscaping and Lighting <br />g) The final landscape plans must be submitted for review and approval by staff. <br />
