In particular, we have <br />reviewed the following plans related to this particular request: <br /> <br />• Civil Plan Set (Liberty Classcial Academy- Civil Plans 4-11-22 bcwd revs.pdf) dated <br />4/11/2022 by Larson Engineering <br />• Stormwater Report Liberty (Classical Academy Stormwater Report 2022.04.10.pdf) dated <br />4/10/2022 by Larson Engineering <br /> <br />Based on the review of the above documents, we offer the following comments related to this <br />application: <br /> <br /> <br />Grading, Street, and Utility Plans <br /> <br />1. Applicant is proposing to expand their eastern parking lot to the north while constructing a <br />new drop-off area and playground. <br />2. Applicant is proposing to maintain the two accesses (one-way in, one-way out) that exist <br />along 122nd Street/ County Road 7. <br />3. Applicant is proposing two centrally located rows of parking (52 spaces total) with a circling <br />drop-off area to replace the previous 30-some spaces distributed between three rows <br />including up against the school. The new configuration allows for a much easier turnaround <br />and a designated area for drop off. <br />4. Applicant is proposing installing curb around the perimeter which better directs drainage and <br />creates a barrier for dropping off students. <br />5. Water service to the site is provided through an onsite well while sanitary sewer service to the <br />site is achieved through an on-site septic system with drain fields. The utilities are not <br />proposed to be impacted with the project. <br />6. Detailed redline comments have been provided on the plans and sent to the applicants <br />engineer so they can be addressed in future submittals. <br />
