RESOLUTION 2022-50 <br />APPROVING FINAL PLAT AND DEVELOPMENT AGREEMENT FOR <br />CENTRA NORTH, LLC, ON PROPERTY LOCATED NORTH OF 159TH STREET <br />NORTH AND WEST OF HIGHWAY 61 FOR THE MEADOWS AT HUGO 2nd <br />ADDITION <br />WHEREAS, Centra North, LLC, has requested approval of a final plat development to <br />allow construction of 39 single family lots and 3 outlots on the property legally described <br />as follows: <br />Outlot B, Meadows at Hugo, Washington County, Minnesota <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by Centra North, LLC, for a final plat, subject to the following conditions: <br />1. A final plat is approved to allow the creation of 39 single family lots in accordance <br />with the application and plans received on June 15, 2022, except as amended by this <br />resolution. <br />2. The development shall substantially comply with all plans and conditions of the <br />preliminary plat and PUD approval granted by the City Council on March 1, 2021. <br />3. Development standards shall comply with Resolution 2021-09, 2021-10, and 2021- <br />11. <br />4. The developer must comply with all conditions outlined in the City Engineer's memo <br />dated August 10, 2022, and all red -lined comments provided to the applicant. <br />5. Outlot use and ownership: <br />a. Outlots A, B, and C are proposed for wetlands and stormwater <br />management. The outlots are not buildable and shall be deeded to the City <br />at the time the plat is recorded. <br />6. Any signs installed on the property are required to gain sign permit approval through <br />the City. <br />7. Prior to the release of the final plat for recording, the developer shall comply with the <br />following conditions: <br />a. The Final Plat shall be revised to include drainage and utility easements <br />over all outlots. <br />b. The development covenants shall be reviewed and approved by staff. <br />
