The application was considered complete on April 1, 2022, <br />and a subsequent notice of application was issued on April 5, 2022. The comment period for the <br />application expired on April 27, 2022; no comments were received. <br />The purpose of the project is to develop two (2) parcels (PID#2903121410003 and <br />PID#2903121420001) totaling ~70 acres to 59 residential lots parcel #1003121120001 (see <br />map). The parcels are currently undeveloped and consist of drainageways fallow field, oak <br />savannah, and wetlands. <br />A wetland boundary and type application was approved on January 17, 2022 and was issued on <br />January 17, 2022, which identified six (6) wetland basins within the project area. The wetland <br />communities include fresh, wet meadows, shallow marsh, and excavated pond. Wetlands B, C, <br />and F are proposed to be impacted. Wetlands B and C are small (combined 0.4286 acres) <br />isolated wet meadows and wetland F is a narrow drainage feature that is a wet meadow a nd <br />shallow marsh and is 0.48 acres in size. Wetland functions provided by these wetlands include: <br />•Surface water detention <br />•Nutrient Transformation <br />•Carbon Sequestration <br />•Other Wildlife Habitat <br />Four (4) alternatives were considered for this project as part of the wetland conservation act <br />(WCA) sequencing requirement. The first was the no-build alternative. This was rejected as it <br />would not accomplish the purpose of addressing the deficit of residential housing in the region. <br />The second and third alternatives included shifting the alignment of 134th St, but both options <br />resulted in significantly more permanent wetland impact. <br />G.16
