Request for Preliminary Plat for “Goodview <br />Estates” consisting of 59 single family homes and 2 outlots on approximately 70 <br />acres located at 13452 Goodview Avenue North. <br />DATE: July 28, 2022 for the City Council Meeting of August 1, 2022 <br />ZONING: Single Family Detached Residential (R-3) <br />LAND USE: Low Density Residential (LD) <br />REVIEW DEADLINE (120-days): September 14, 2022 <br />1.PLANNING COMMISSION UPDATE: <br />At its July 14, 2022, meeting the Planning Commission held a public hearing and considered the <br />required. There were several residents that spoke during with hearing with concerns and <br />comments on: <br />•Speeding and traffic on Goodview Avenue <br />•Drainage from the development <br />•Grading of the property for new homes <br />Staff stated all drainage needs to be taken care of on the project site and that the development has <br />incorporated stormwater management facilities. Staff stated the grading plan will be reviewed <br />and approved by the City Engineer and we will ensure the grading will be tied into the adjacent <br />properties appropriately. <br />Staff finds that the development is consistent with comprehensive land use regulations, the <br />subdivision regulations, and meets the criteria necessary to approve a rezoning of the property <br />and recommended approval to the Planning Commission. The Planning Commission agreed and <br />unanimously recommended approval of the preliminary plat subject to the conditions listed in the <br />resolution.
