Goodview Estates Preliminary Plat
Page 4

Staff is working with the applicant to determine whether or not the water reuse system will
generate stormwater management credits beyond those required to meet their own permitting
requirements. If that is the case, the City will include in its use agreement with the developer
that excess credits generated are the property of the City.

Wetlands

The property includes some wetlands, which have been delineated and approved by the City as
LGU. The applicant is proposing to impact a small portion of wetlands for street construction
and grading. The applicant has submitted a wetland replacement plan to the Technical
Evaluation Panel (TEP) for approval of the wetland impacts. The wetland replacement plan will
need to be approved prior to final plat approval.

Utilities

Watermain is proposed to be extended south from the Birch Tree Ponds development from
existing stubs extending from 135th Street. Watermain will be installed to the street limits but is
not proposed to be extended further.

Sanitary sewer is proposed to be extended south from the Birch Tree Ponds development from
existing stubs extending south from 135th Street. Both current stubs are 10” pipe but will be
reduced to 8’ throughout the development and are not proposed to be extended beyond the
current development limits. Adjacent areas are served from different sewer service districts.

Streets/Access

Access will occur from Goodview Avenue and two existing stub streets located off of 135th
Street in Birch Tree Ponds.

The applicant has provided right-of-way along Goodview Avenue and trail easement to
accommodate a future trail along the west side of Goodview Avenue, consistent with the
Comprehensive Plan.

The applicant will be responsible to place in escrow, money to cover future costs of trail and
conversion of Goodview Avenue to an urban section, along the length of their property adjacent
to Goodview Avenue. This will be documented in the development agreement with the final
plat.

Parking

The City requires each home to provide a minimum of 2 parking spaces. We have included this
as a condition of approval.
