We have <br />reviewed the following information related to this application: <br /> <br />• The Meadows at Hugo Final Plat Submittal dated June 8, 2022 by Civil Site Group <br />• Final Plat submitted June 23, 2022 <br /> <br />Based on the review of the documents, we offer the following comments related to this <br />application: <br /> <br />General/Access <br /> <br />1. The subject property is the 2nd Addition to the property located north of 159th Street, south of <br />165th Street and east of Water Tower No. 3. The original parcel didn’t have any public <br />roadway frontage, however with the City’s Outlot J from the Oneka Place Development, it <br />allowed access to the original property. Access to the 2nd Addition is through extensions of <br />the roads from the 1st Addition. <br />2. With access proposed from Farnham Avenue, the proposed plan does show future roadway <br />connections to the north, which will ultimately connect with 165th Street. Staff concurs with <br />not providing access to the property to the east as it is guided industrial, however utilities <br />have been extended to this property. <br />3. Applicant will need to address Engineering comments in the redline plan set. <br /> <br />Grading Plan <br /> <br />4. Provide additional easement for drainage from one lot to another or shift grading into existing <br />easements <br />5. Consider shifting high points between slab on grade houses from the front towards the middle <br />to improve 3:1 slopes in the back and drainage from one lot to another <br />6. Denote wetland buffer location on the grading plan sheets similar to the wetland plan sheets <br />a. Review monument placement <br />7. Review/modify driveway placement for driveways located in the side drainage and utility <br />easements in the Finale Court cul-de sac. <br /> <br /> <br /> <br /> <br />
