As identified in the City’s Comprehensive Water Supply and Distribution Plan, a 24” trunk <br />watermain was extended north from the water tower location as part of the 1st Addition. The <br />remaining watermain construction for the 2nd Addition connects to two 8” watermain stubs on <br />Finale Avenue and 161st Street constructed with the 1st Addition. <br />9. Sanitary sewer service is being extended by connecting to the stub on Finale Avenue with the <br />1st Addition. <br />10. There are no oversizing with the remaining utility installation as part of the 2nd Addition. <br />11. The applicant should gray out or remove plan sheets or profile/plan linework of utility mains <br />and services that were installed with Phase 1 to better identify what will be installed with the <br />2nd Addition/Phase 2. <br />12. Detailed redline comments for street and utilities have been provided to the applicants <br />engineer for the 2nd Addition. <br /> <br />Stormwater Management/Wetlands <br /> <br />13. Applicant is meeting rate control and water quality stormwater requirements through multiple <br />stormwater ponds adjacent to and hydraulically connected to the wetlands throughout the <br />property. <br />14. The applicant has obtained a Rule I Permit with RCWD for work adjacent to and within JD 3. <br />15. The applicant is showing that all proposed lots meet the City’s freeboard requirements. <br />16. Detailed redline drainage comments have been provided to the applicant for the 2nd Addition. <br />17. A wetland delineation on the parcel was approved during the fall of 2018. <br />18. The plan has a number of impacts to wetlands totaling 1.78 acres and the applicant has <br />provided an on-site wetland replacement plan, resulting in a total of 3.98 acres of credit, <br />meeting requirements. <br /> <br />Thank you for the opportunity to provide comments on this project.
