Page 10 <br /> <br /> <br /> 10 <br />B. Preliminary Plat <br /> <br />The preliminary plat includes 4 lots. The development is proposed in phases. Lot 1, Block 1 is <br />proposed as the first phase and is proposed to be a restaurant. The applicant will be required to <br />apply for a PUD final plan and final plat for each lot in the PUD. <br /> <br />Park dedication is not required for commercial developments. <br /> <br /> <br />6. STAFF RECOMMENDATION: <br /> <br />It’s in staff’s opinion that the redevelopment project for Downtown Hugo is consistent with the <br />downtown plan and design guidelines. The applications meet the criteria for approval and are <br />also consistent with the downtown plan and design guidelines. Staff recommended the Planning <br />Commission approve the PUD and preliminary applications, subject to the conditions listed in <br />the resolutions. <br /> <br />7. PLANNING COMMISSION RECOMMENDATION: <br /> <br />The Planning Commission unanimously recommended approval of the preliminary plat and <br />PUD, subject to the conditions listed in the resolutions. <br /> <br />ATTACHMENTS: <br /> <br />1.
