PLANNING COMMISSION UPDATE: <br /> <br />At its September 22, 2022 meeting the Planning Commission held a public hearing and <br />considered the request. Three residents who live in the neighborhood along Flay Avenue <br />spoke during the public hearing with concerns and questions including the following: <br /> <br />• Concerns about commercial traffic in the street where kids play. <br />• Vehicle trips increasing on Flay Avenue due to commercial use. <br />• The proposed second tenant space without a definite tenant occupying that space, <br />not knowing what kind of traffic said tenant would generate. <br /> <br />Another resident who does not live in the immediate neighborhood, but is a customer of <br />Premier Banks, gave comments regarding the current bank location and its limited <br />parking spaces that it shares with the adjoining convenience stores. He states there is not <br />a problem parking in the current building and does not see a parking problem with the <br />proposed building. <br /> <br />Two members of the applicant’s development team responded to the neighbors’ concerns. <br />They both highlighted the team’s work to consider all of the realistic options for an <br />access point location. They determined that the proposed location on the northwest corner <br />of the property onto Flay Avenue would be the best in terms of minimizing the possibility <br />of vehicle collisions and interference with pedestrian traffic on the 147th Street trail. <br /> <br />CITY OF HUGO COMMUNITY <br />DEVELOPMENT DEPARTMENT <br /> <br />PLANNING AND ZONING <br />APPLICATION STAFF REPORT
