<br />RESOLUTION 2022-XX <br /> <br />APPROVING A SITE PLAN FOR A COMMERCIAL USE ON PROPERTY LOCATED AT <br />5616 147th STREET NORTH <br /> <br />WHEREAS, Premier Banks has requested approval of a site plan to allow construction of a commercial <br />business with a foot print of approximately 4,500 square feet on the property located at 5616 147th Street <br />North and legally described as follows: <br /> <br />See Attachment. <br /> <br />WHEREAS, the Planning Commission has reviewed the site plan at a duly called a Public Hearing on <br />September 22, 2022, and recommends approval; <br /> <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />HUGO, MINNESOTA, that it should and hereby does approve the request by Premier Banks for a site <br />plan, subject to the following conditions: <br /> <br />1. A site plan is approved for an approximately 4,500 square foot commercial building, in accordance <br />with the application received by the City on August 5, 2022, August 31, 2022 and September 11, <br />2022, except as amended by this resolution. <br /> <br />2. The site plan is subject to approval of a conditional use permit (Resolution #_______) and variance <br />(Resolutions # ___________ and #______________) <br /> <br />3. A sign permit is required for all signs. The sign permit application shall be reviewed and approved <br />by City staff prior to installation. <br /> <br />4. The existing trees on the north property line shall remain in place. <br /> <br />5. The use in the tenant space shall be reviewed by staff to ensure the parking spaces meet ordinance <br />standards. <br /> <br />6. Prior to issuance of building permits, the developer must comply with the following conditions: <br /> <br />a. The applicant shall comply with all conditions from the City Engineer’s memo dated <br />September 15, 2022, and additional redlined comments provided to the applicant’s <br />engineer. <br /> <br />b. The developer shall obtain all necessary local, state, and federal permits. <br /> <br />Architecture <br /> <br />a. The applicant shall submit building material and glass samples for review and approval by city <br />staff. <br /> <br />b. The roof drainage system that shall be integrated into the building design and shall be reviewed <br />and approved by staff. <br /> <br />Landscaping/lighting <br />
