The applicant had also requested a variance to allow the <br />apartment building to be 39 feet in height, where 35 feet is allowed by the ordinance, in addition to <br />approval of a subdivision of the property to have the apartments on a separate parcel. The common <br />driveways and facilities would have a shared access and use agreement for all of the parcels. The <br />property is 7 acres with no wetlands on site. The overall density of the project would be ten units <br />per acre, meeting the proposed zoning district regulations. At its October 27, 2022, meeting the <br />Planning Commission held a public hearing and considered the request. The applicant and two <br />residents spoke during the public hearing. There were some questions about drainage, tree <br />preservation and trespassing. The Planning Commission agreed that the proposed project was a <br />good use of the property and fit in with the surrounding area. The Planning Commission <br />unanimously recommended approval of the applications to the City Council, subject to all <br />conditions listed in the resolutions. (Bruce Bernin Trust) <br /> <br />At their meeting of October 19, 2022, the Parks Commission discussed the purchase of a .46-acre <br />property located at 15320 Greene Avenue North. The property was currently owned by the Bruce <br />A Bernin Trust and was recently listed for sale. It is located immediately south of the City-owned <br />future park property on Greene Avenue that was previously purchased approximately 20 years ago <br />and leased back to the Bernins. The .46-acre residential lot would allow for flexibility in locating <br />the park entrance, ease of utility connections, and a better buffer between the park and the <br />residential neighborhood. The Parks Commission recommend purchase of property through the <br />Special Park Fund. It was discussed that if it was not possible to incorporate the property into the <br />master plan of the future park, the residential lot could be sold in the future. Staff worked on an <br />offer and presented it to the seller, which was accepted. Staff had signed the purchase agreement <br />contingent on City Council approval. Adoption of the Consent Agenda approved the purchase <br />agreement for the property located at 15320 Greene Avenue North with a purchase price of <br />$145,000. <br /> <br /> <br />
