<br />RESOLUTION 2022-XX <br /> <br />APPROVING A SITE PLAN FOR XCEL ENERGY FOR A BUILDING AND OUTDOOR <br />TRAINING FACILITIES ON PROPERTY LOCATED AT 13620 FENWAY BOULEVARD <br />NORTH <br /> <br />WHEREAS, Xcel Energy has requested approval of a site plan to allow construction of an <br />approximately 35,000 square foot building and outdoor training facilities on the property located at <br />13620 Fenway Boulevard North and legally described as follows: <br /> <br />See Attachment. <br /> <br />WHEREAS, the Planning Commission has reviewed the site plan at a duly called a Public Hearing on <br />November 10, 2022, and recommends approval; <br /> <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />HUGO, MINNESOTA, that it should and hereby does approve the request by Xcel Energy for a site <br />plan, subject to the following conditions: <br /> <br />1. A site plan is approved for an approximately 35,000 square foot building and outdoor training <br />facilities in accordance with the application received by the City on August 5, 2022 and November <br />7, 2022, except as amended by this resolution. <br /> <br />2. The site plan is subject to approval of a conditional use permit (Resolution #2022-XX) and variance <br />(Resolutions # 2022-XX) <br /> <br />3. A sign permit is required for all signs. The sign permit application shall be reviewed and approved <br />by City staff prior to installation. <br /> <br />1. The applicant will be responsible for maintaining stormwater facilities and vegetation proposed as a <br />part of the project. A maintenance agreement between the City and the applicant shall be reviewed <br />and approved by the City then recorded against the property prior to the start of grading activities on <br />the site. Drainage and utility easements shall be dedicated to the City over the stormwater <br />management facilities. <br /> <br />4. Prior to issuance of building permits, the developer must comply with the following conditions: <br /> <br />a. The applicant shall comply with all conditions from the City Engineer’s memo dated <br />November 3, 2022 <br /> <br />b. The developer shall obtain all necessary local, state, and federal permits. <br /> <br />c. The developer shall pay all fees as required in the fee schedule, subject to change each <br />year. <br /> <br />d. The applicant shall provide a plan for screening roof top or ground mounted mechanical <br />equipment. Roof top mechanical equipment shall be screen with building materials <br />consistent with the building. <br /> <br /> <br />
