The Shores of Oneka Lake 1st Addition Final Plat <br />Page 2 <br />PRELIMINARY PUD AND PLAT CONDITIONS OF APPROVAL <br /> <br />The following details the conditions of preliminary plat and PUD approval as outlined in the resolutions and <br />how they are met. <br /> <br />1) The plans will be consistent with those approved. <br />2) The requested rezoning was approved. <br />3) The plan is consistent with the City’s Comprehensive Plan. <br />4) Conditions within the City Engineer’s memo were met. <br />5) PUD flexibility is understood. <br />6) Phase 1 will include commencement of construction of the roundabout, which will be completed before <br />issuance of building permits in Phase 2. Phase 2 will also include construction of the trail and <br />landscaping in Outlot G and the boardwalk. The rest of the trail will be constructed in Phase 3. <br />7) Development within Outlot C and B will be completed by a different developer and will need to be <br />approved by Council. <br />8) Development standards are above and understood. <br />9) Understood that a stormwater re-use system is to be installed per approved plans and a stormwater <br />re-use agreement will be required. <br />10) HOA documents will be sent to the City for review and approval prior to recording the plat. <br />11) Twinhome elevations will be sent to and approved by staff. <br />12) Preliminary plans were amended and resubmitted June 10, 2022. <br /> <br />FINAL PLAT <br /> <br />STREETS AND UTILITIES <br /> <br />The 1st Addition continues Goodview Trail North into the north and will connect the development to Forest <br />Boulevard North and Trunk Highway 61. The site will utilize stormwater and irrigation reuse; no water will <br />infiltrate into the lake. We understand that there is an irrigation ban for drinking water and therefore have <br />incorporated as much reuse as possible. A 12-inch watermain will be extended under Trunk Highway 61 to <br />the west. <br />FLOODPLAIN <br /> <br />There is a floodplain resulting from a ditch extending approximately north-south along the west side of the <br />development. This floodplain extends into some lots within the development, and we will be working with the <br />City to request a Letter of Map Revision (LOMR) to remove these areas from the floodplain. <br /> <br />PARKLAND <br /> <br />The development proposes a trail running north-south on the east side of the development adjacent to the <br />lake. The proposed design creates a buffer between the lake and houses, allowing the usable open space of <br />approximately 3.89 acres of upland adjacent to the property to be enjoyed by the public rather than solely <br />residents on the shoreline. Because this outlot will be owned by the City, the trail and upland portion of this <br />area provide ample opportunity for recreation for residents. The trail will end at the city-owned property <br />which is adjacent to Oneka Lake Park that is planned to soon become part of the park. The trail will also <br />connect to the development with boardwalks. The trail will be constructed during phases two and three of the <br />development. <br /> <br /> <br />
