Page 6

lot side of house
Side Yard Setback 10 feet 7.5 feet
Rear Yard Setback 30 feet 30 feet
Impervious Surface 50% 50%
* Flexibility highlighted in gray

Density

The maximum development density for a PUD in the R-3 zoning district is 4 units per net acre.
The Low Density Residential (LD) land use designation identifies residential land uses developed
between 2 units per net acre and 4 units per net acre. The applicant is proposing a residential net
density of 2.9 units per net acre, which fits the requirements of a PUD.

Although the applicant is requesting flexibility on lot sizes and setbacks, the density meets the
ordinance standards.

Development Phasing

The applicant is proposing to construct the development in one phase.

Landscaping/ Signage

The applicant has provided a full landscape plan. According to Section 90-181 Landscaping,
each home site shall have two deciduous shade trees maintained in the front yard. The applicant
is proposing to have two trees in the front yard of all lots. It’s in staff’s opinion that is some areas
the two trees in the front yard are too crowded. Staff has discuss with the applicant putting some
of the trees in the rear yards of the lots. Some trees could be added along Oneka Parkway for
buffers from the road to the single family home lots.

The plan also shows a nicely landscaped area at the entrances off of Oneka Parkway and
landscape buffers within the public park creating a good transition to the proposed single family
homes. The trees and landscaping proposed to be installed with the development is
approximately 146 trees and 284 shurbs, which exceeds the requirements in the ordinance. All of
the landscaping along Oneka Parkway shall be maintained by the Home Owners Association.

Staff will continue to work with the applicant on the landscape plan revisions, to be reviewed and
approved by staff.

Lighting

The applicant has not provided a lighting plan. The applicant will be required to have a plan
proposing typical street lighting within the development that meets the ordinance standard. The
applicant shall install decorative lamp style light throughout the development, to be consistent
with the developments to the south.
