We have reviewed the <br />following information related to this application: <br /> <br />• The Shores of Oneka Lake Final Plat Submittal dated September 30, 2022 by Carlson <br />McCain <br /> <br />Based on the review of the documents, we offer the following Engineering comments related to <br />this application: <br /> <br />General/Access <br /> <br />1. The subject property is located east of Highway 61 at 159th Street and north of the existing <br />Oneka Ponds development. <br />2. Access will occur from the proposed roundabout project at 159th Street and Highway 61 to the <br />west as well as from the existing street stubs of Goodview Avenue and Goodview Trail from <br />the Oneka Ponds development to the south. <br />3. Detailed redline comments have been provided on the plans and sent to the applicants <br />engineer so they can be addressed in future submittals. <br /> <br />Utility Plan <br /> <br />4. As identified in the City’s Comprehensive Water Supply and Distribution Plan, a 12” trunk <br />watermain is proposed to be extended north from the Oneka Ponds development, through <br />the proposed site and both, connected to the 12” crossing at the 159th St roundabout and <br />stubbed to a future through street at the northern end of the site. <br />5. The construction plans identify this 12” trunk watermain being extended through the <br />development to the northern property line, with the City of Hugo paying for oversizing costs. <br />6. The sanitary sewer will be connecting into the 10” trunk line at the southwest corner of the <br />development and will be serving the proposed development including apartments to the <br />northwest. Several lots on the eastern side of Highway 61/Forest Blvd will be served by an <br />additional service stub that will also be connected to the 10” trunk line along the western <br />development line. No additional areas to the north will be served from this connection as the <br />City’s Comprehensive Sanitary Sewer Plan identifies them as being served from the north. <br />They are rerouting the development to the south’s, Oneka Pond’s, connection to the 10” trunk <br />line through their connection per the City’s request to avoid redundant connections and <br />maintenance. <br />7. The applicant is providing right of way and a watermain stub extending south from Street AA/ <br />159th Street for an access road on the west side of the development to serve several lots on <br />the east side of Highway 61/Forest Boulevard in the future.
