<br />7 Oneka Commons Sketch Plan 2023 <br /> <br />Stormwater Management/Water Reuse <br /> <br />The plan is not showing how stormwater management would be handled. The applicant has <br />indicated that regional stormwater management for the site, instead of individual stormwater <br />management for each site as it develops. This will allow for efficient use of property and is <br />encouraged for the properties. Staff has not evaluated if the stormwater management, but is <br />supportive of regional stormwater management. <br /> <br />Conditions for stormwater reuse for the site is ideal and should be incorporated into the <br />development. Stormwater reuse can aid in meeting the stormwater management requirements for <br />the development. The applicant has not indicated if stormwater reuse would be incorporated into <br />the development. <br /> <br />Utilities <br /> <br />Sewer and water is available to the site in several locations. The applicant should work with the <br />City Engineer on the connection locations and watermain loops. <br /> <br />4. CONCLUSION/ RECOMMENDATIONS: <br /> <br />Generally the sketch plan is on the right track for creating a mixed-use development that meets <br />the general guidelines for development in the downtown area. There are several details and <br />expectations to work out with the applicant as the project moves forward. The development <br />phasing will be very important with the project. <br /> <br />Staff recommends the City Council provide unbinding informal comments to the applicant on the <br />proposed sketch plan, including the following: <br /> <br />1.
