Ms. Rachel Juba <br />April 27, 2023 <br />Page 2 <br />6. 8” Sanitary sewer will be extended from the existing Phase 1, 138th Court sanitary sewer <br />stub. <br /> <br />7. Street access will be extended from the 138th Court and Geneva Avenue intersection east <br />and south along Graystone Avenue to Egg Lake Road/ CSAH 8. <br /> <br />8. Additional left and right turn lanes into the development are proposed to be installed along <br />Egg Lake Road/ CSAH 8. The applicant has coordinated review and approval of the turn <br />lanes with Washington County. <br /> <br />9. An 8-foot path will be extended through the third addition and is proposed to be extended <br />eastward toward Rice Lake Park along their turn lane construction. Staff is working with the <br />applicant to potentially add the remaining length of pathway (City expense) to the old public <br />works west entrance to provide access to the nearby park facilities. <br /> <br />Stormwater Management <br /> <br />10. The stormwater management requirements for the development were reviewed and <br />approved with the overall development review. The development is utilizing a stormwater <br />pond with water reuse to meet rate control and water quality requirements. The pond and <br />outlet infrastructure have been constructed with previous additions. <br /> <br />11. The stormwater reuse system will be owned and operated by the Homeowners Association, <br />and the City will have access to the system as needed for monitoring and operation. The <br />applicant is meeting approximately 80% of the volume reduction requirement by utilizing <br />water reuse. The remaining volume control requirement is being met using storage provided <br />in the NURP pond. <br /> <br />12. Comments on the storm sewer plan for the 3rd Addition have been provided to the developer <br />and should be addressed as the project moves forward. <br /> <br />Wetland <br /> <br />13. The wetland delineation has been previously approved. <br /> <br />14. The applicant has previously provided documentation that they have purchased the <br />necessary wetland banking credits based on their proposed impacts on the overall site. <br /> <br />Thank you for the opportunity to provide comments on this project.
