The developer shall design and install a storm water re-use system for the irrigation of <br />the lots. <br /> <br />10. The landscaping planned for the plat shall be installed in one phase. The developer <br />shall take proper precautions to protect the trees as the homes are being built. <br /> <br />11. Staff will continue to work with the developer on the street lighting plan. Exact <br />locations of the street lights shall be reviewed and approved by City staff prior to <br />installation. The street lights shall be the Lantern style decorative light. <br /> <br />12. Final design of the entrance monument shall be reviewed and approved by staff prior <br />to installation. <br /> <br />13. Prior to the release of the final plat for recording, the developer shall comply with the <br />following conditions. <br /> <br />a. An HOA shall be established to own/operate/maintain the following: <br />i. landscaping and grass along Oneka Parkway within the right-of- <br />way, <br />ii. planting beds along Oneka Parkway within the right-of-way <br />iii. vegetation in outlots E and F <br />iv. and the water re-use system.
