17 <br /> <br /> <br />EXHIBIT B <br /> <br />APPROVAL CONDITIONS <br /> <br /> <br />1. A final plat is approved to allow the creation of 59 single family home lots and 6 outlots, <br />in accordance with the application and plans received by the City on April 27, 2023, May <br />3, 2023, May 17, 2023, and June 1, 2023, except as amended by this resolution. <br /> <br />2. The development shall substantially comply with all plans and conditions of the <br />preliminary plat and PUD approval granted by the City Council on December 19, 2022. <br /> <br />3. Development standards shall comply with Resolution 2022-91 and 2022-92, as amended. <br /> <br />4. The developer shall comply with all conditions outlined in the City Engineer’s memo <br />dated June 8, 2023 and revisions required in “red-lined” comments from the City <br />Engineer. <br /> <br />5. Oneka Parkway with sidewalk and trail, shall be constructed to the north property line <br />and all the way to the lift station. <br /> <br />6. Park Dedication is to be satisfied with land dedication of Outlot C and park dedication <br />fee of $2,686 per unit. The plans show construction of amenities in the park including a <br />shelter, playground, and sidewalk loop in exchange for PUD flexibility. The Parks <br />Commission shall review and approve the improvements/amenities prior to construction. <br /> <br />7. The building setbacks and impervious surface requirements for the development are as <br />follows: <br /> Proposed <br />Min.
