The developer shall design and install a storm water re-use system for the irrigation of <br />the lots. <br /> <br />10. The landscaping planned for the plat shall be installed in one phase. The developer shall <br />take proper precautions to protect the trees as the homes are being built. <br /> <br />11. Staff will continue to work with the developer on the street lighting plan. Exact locations <br />of the street lights shall be reviewed and approved by City staff prior to installation. The <br />street lights shall be the Lantern style decorative light. <br /> <br />12. Final design of the entrance monument shall be reviewed and approved by staff prior to <br />installation. <br /> <br />13. Prior to the release of the final plat for recording, the developer shall comply with the <br />following conditions. <br /> <br />a. An HOA shall be established to own/operate/maintain the following: <br />i. landscaping and grass along Oneka Parkway within the right-of-way, <br />ii. planting beds along Oneka Parkway within the right-of-way <br />iii. vegetation in outlots E and F <br />iv. and the water re-use system. <br /> <br />The HOA documents/covenants shall be reviewed and approved by staff. <br /> <br />b. The storm water re-use system shall be reviewed and approved by staff. The <br />storm water reuse system operation, encroachment, and maintenance agreement <br />shall be reviewed and approved by City staff. <br /> <br />c. An encroachment and maintenance agreements shall be reviewed and approved <br />by staff for access and maintenance of stormwater reuse system, landscaping, and <br />signage, with in Outlots A and D. <br /> <br />d. The development shall comply with the Fire Chief’s requirements regarding fire <br />flow calculations, the location of fire hydrants, fire department connections, and <br />fire lane signage.
