In particular, we have <br />reviewed the following plans related to this particular request: <br /> <br />• Grading and Construction Plans for Sanitary Sewer, Watermain, Storm Sewer, and <br />Streets dated 6/16/2023 by Carlson McCain <br />• Storm Sewer Design dated 01/15/21 by Westwood Professional Services <br />• Adelaide 7th and 8th Addition Plat submitted June 21, 2023 <br /> <br />Based on the review of the final plat documents, we offer the following comments related to this <br />application: <br /> <br />Final Plat <br /> <br /> <br />1. Drainage and Utility easements shall be placed over outlot A. <br /> <br />Development Agreement <br /> <br />2. There are a number of development fees outlined within the City’s Fee Schedule that will <br />become due as part of the final plat. The Development Fees will be included within Exhibit C <br />of the Development Agreement. <br /> <br /> <br />Grading, Street, and Utility Plans <br /> <br />3. Streets and Utilities have previously been installed as part of an earlier phase of Adelaide <br />Landing in anticipation of this project. Site grading, erosion control, pond and piped oulet <br />construction, and restoration remain. <br /> <br />Wetland <br /> <br />4. No wetland impacts are proposed with this development. <br /> <br /> <br /> <br />
