We have <br />reviewed the following information related to this application: <br /> <br />• The Shores of Oneka Lake Final Plat Submittal dated July 18, 2023 by Carlson McCain <br /> <br />Based on the review of the documents, we offer the following Engineering comments related to <br />this application: <br /> <br />General/Access <br /> <br />1. The subject property is located east of Highway 61 at 159th Street and north of the existing <br />Oneka Ponds development. <br />2. Access will occur from Goodview Avenue located south of the development as well as <br />internal roads currently under construction in the initial phase of development. The <br />roundabout at TH 61 and 159th Street is also under construction which will serve as the <br />primary access for the development and is scheduled to be open to traffic late this fall. <br />3. Detailed redline comments have been provided on the plans and sent to the applicants <br />engineer so they can be addressed in future submittals. <br /> <br />Utility Plan <br /> <br />4. As identified in the City’s Comprehensive Water Supply and Distribution Plan, a 12” trunk <br />watermain is proposed to be extended north from the Oneka Ponds development, through <br />the proposed site and both, connected to the 12” crossing at the 159th St roundabout and <br />stubbed to a future through street at the northern end of the site. <br />5. The construction plans identify this 12” trunk watermain being extended through the 2nd <br />Addition, with the City of Hugo paying for oversizing costs. <br />6. The sanitary sewer will be connecting into the 8” sanitary sewer located within Goodview <br />Avenue. <br />7. The applicant has provided an updated phasing plan. Staff has reviewed to ensure this is <br />feasible with respect to utility extension and stormwater management. <br /> <br />Stormwater Management <br /> <br />8. The site is meeting water quality requirements primarily through water reuse for onsite <br />irrigation. The remaining water quality required will be provided by the stormwater ponds <br />onsite. <br />a. The applicant should clarify if Pond 300 is proposed as an additional source water for <br />the water reuse system for the 2nd Addition as noted as a condition of the overall
