Watermain is proposed to be extended south from the Birch Tree Ponds development from <br />existing stubs extending from 135th Street. Watermain will be installed to the street limits but <br />is not proposed to be extended further. <br />10. Sanitary sewer is proposed to be extended south from the Birch Tree Ponds development <br />from existing stubs extending south from 135th Street. Both current stubs are 10” pipe but will <br />be reduced to 8’ throughout the development and are not proposed to be extended beyond <br />the current development limits. Adjacent areas are served from different sewer service <br />districts. <br /> <br />Stormwater Management <br /> <br />11. The site is proposing water quality requirements primarily through water reuse for onsite <br />irrigation. The remaining water quality required will be provided by an infiltration basin and the <br />stormwater ponds onsite. Additional information on the irrigation design needs to be <br />confirmed to determine the amount of water quality treatment the water reuse can provide. <br />12. The site is meeting rate control requirements with the onsite ponds and infiltration basin. <br />13. While there is not regulated FEMA floodplain on the site, there is RCWD regulated floodplain <br />present. The RCWD regulated floodplain elevation for this area is 929.82. Updated <br />compensatory storage calculations are required to confirm floodplain requirements are being <br />met for the site. Floodplain requirements are expected to be able to be met onsite, additional <br />documentation is just needed to confirm. <br /> <br />Wetlands <br /> <br />14. An amended Notice of Decision has been issued as there have been minor changes in <br />proposed wetland impacts from what was in the original Goodview Estates project, resulting in <br />fewer wetland impacts. <br />15. The wetland credits required for impacting wetlands are proposed to be purchased. The <br />transaction form from BWSR will be required prior to impacting any wetlands. <br /> <br />Thank you for the opportunity to provide comments on this project.
