We have <br />reviewed the following information related to this application: <br /> <br />• The Shores of Oneka Lake 3rd Addition Final Plat Submittal dated January 8, 2024, by <br />Carlson McCain <br />• The Shores of Oneka Lake 3rd Addition Sanitary Sewer, Watermain, Storm Sewer, and <br />Street Construction Plans dated December 8, 2023, and submitted January 4, 2024. <br /> <br />Based on the review of the documents, we offer the following Engineering comments related to <br />this application: <br /> <br />General/Access <br /> <br />1. The subject property is located east of Highway 61 at 159th Street and north of the existing <br />Oneka Ponds development. <br />2. The roundabout at TH 61 and 159th Street will serve as the primary access for the <br />development and is open to traffic as of late last fall. <br />3. Detailed redline comments have been provided on the plans and sent to the applicants <br />engineer so they can be addressed in future submittals. <br /> <br />Utility Plan <br /> <br />4. As identified in the City’s Comprehensive Water Supply and Distribution Plan, a 12” trunk <br />watermain was extended north from the Oneka Ponds development, through previous <br />phases of this development, connecting to the 12” crossing at the 159th St roundabout. This <br />phase extends 12” trunk watermain along 158th Street to allow for extension to the properties <br />to the north. <br />5. The construction plans correctly show this 12” trunk watermain being extended through the <br />3rd Addition, with the City of Hugo paying for oversizing costs. <br />6. The sanitary sewer will be connecting into the 8” sanitary sewer stubs provided in previous <br />phases of this development. <br /> <br />Stormwater Management <br /> <br />7. The site is meeting water quality requirements primarily through water reuse for onsite <br />irrigation. The remaining water quality required will be provided by the stormwater ponds <br />onsite. <br />a. The applicant needs to provide the water reuse plan for review and approval prior to <br />the approval of plans and issuance of the City stormwater permit.
