The property owners association documents shall be reviewed and <br />approved by staff prior to recording the plat. <br /> <br />10. The landscaping planned for the plat shall be installed in one phase. The developer shall <br />take proper precautions to protect the trees as the homes are being built. <br /> <br />11. Each home shall include a minimum of 2 parking spaces within the driveway. The <br />driveway widths shall be a maximum of 24 feet at the right of way line. <br /> <br />12. Staff will continue to work with the applicant on the street lighting plan. Exact locations <br />of the street lights shall be reviewed and approved by staff prior to installation. <br /> <br />13. When needed, a Letter of Map Revision will need to be prepared and submitted for <br />FEMA approval so that the existing floodplain boundaries and elevations can be revised <br />per the plans. <br />14. The developer shall obtain all necessary local, state, and federal permits. <br /> <br />15. The property owners association shall be responsible for maintenance of all development <br />signage (if any) and landscaping within the outlots, common space, and the 159th Street <br />roundabout. <br />16. Prior to recording the final plat: <br /> <br />a) The developer shall provide letter of credits for the development improvements and <br />round-about improvements. The developer shall provide an escrow to the City for the <br />roundabout improvements with the bids are received by the City, plus contingencies. <br />All fees outlined in Exhibit C shall be paid. <br /> <br />b) The developer must obtain all necessary stormwater management and wetland <br />conservation act (WCA) permits from the City. <br />
