<br /> <br />The Shores of Oneka Lake 3rd Addition 20 <br />c) The developer shall pay $155,771 ($2,023/lot) in full to satisfy the required cash in <br />lieu of parkland dedication requirement. A portion of the Park Dedication was <br />previously satisfied by dedication of 3.89 acres of upland on Outlot G. <br /> <br />d) The developer shall pay the sewer and water trunk fees for each lot at final plat. The <br />City’s SAC and WAC fees will be paid at the time building permits issued. <br /> <br />e) The developer shall obtain approval from Xcel Energy on the crossing and <br />encroachment of the powerline easement for improvements within the easement such <br />as grading and trail. <br /> <br />f) The applicant shall provide copies of the property owners association <br />documents/covenants for City review and approval. A copy of the document shall be <br />filed for recording with the final plat. <br /> <br />g) A stormwater reuse agreement shall be reviewed and approved by staff and recoded at <br />Washington County. <br />h) The developer shall enter into a development agreement, shall agree to complete all <br />improvements, and pay all fees as required by the agreement. <br /> <br />17. Prior to the issuance of building permits: <br /> <br />i) The applicant shall file the final plat, development agreement and associated <br />documents with Washington County. Proof of recording shall be provided to the City. <br /> <br />j) If a sales trailer is located in the property, a site plan and building elevations shall be <br />submitted for City review and approval. <br /> <br />18. Prior to the issuance of Certificate of Occupancy: <br /> <br />k) All public improvement required with the development agreement shall be installed. <br />
