Outlots that contain stormwater ponds <br />and/or park are proposed to be deeded to the City; the remainder of the Outlots should include <br />drainage and utility easements. <br /> <br />The plans shall be revised to include adequate access to maintain outlot J. The plans shall be <br />reviewed and approved by staff. <br /> <br />Utilities <br /> <br />The construction plans identify a 12” trunk watermain being extended through the development <br />to the northern property line. <br /> <br />The sanitary sewer will be connecting into the sewer line at the southwest corner of the <br />development and will be serving the proposed development, as well as possible sewer <br />connections several lots on the eastern side of Highway 61 in the future. No additional areas to <br />the north will be served from this connection as the City’s Comprehensive Sanitary Sewer Plan <br />identifies them as being served from the north. <br /> <br />5. CONCLUSION: <br /> <br />Staff believes that the layout of the proposed The Shores of Oneka Lake PUD general plan <br />exceeds the City’s standards for residential developments. The applicant has offered a more <br />creative and efficient approach to the existing constraints of the property through the site design <br />layout. It is in staff’s opinion that the applicant meets all the requirements necessary to approve <br />the PUD and preliminary plat. <br /> <br />6. RECOMMENDATION: <br /> <br />Staff recommends approval of the PUD and preliminary plat for M/I Homes for the development <br />to be known as “The Shores of Oneka Lake”, subject to the conditions listed in the resolutions. <br />
