We have <br />reviewed the following information related to this application: <br /> <br />• The Updated Shores of Oneka Lake Preliminary Plat/PUD Submittal dated April 27, 2022 <br />by Carlson McCain <br />• Phasing Plan dated February 25, 2022 by Carlson McCain <br /> <br />Based on the review of the documents, we offer the following Engineering comments related to <br />this application: <br /> <br />General/Access <br /> <br />1. The subject property is located east of Highway 61 at 159th Street and north of the existing <br />Oneka Ponds development. <br />2. Access will occur from the proposed roundabout project at 159th Street and Highway 61 to the <br />west as well as from the existing street stubs of Goodview Avenue and Goodview Trail from <br />the Oneka Ponds development to the south. <br />3. The Collector streets through the development (Street ‘A’ and Street ‘AA’) should be 32’ face- <br />to-face to match the existing roads (Goodview Avenue, etc.). <br />4. Applicant will need to install speed advisory signs on curves that do not meet 30 MPH <br />minimum requirements <br />5. Detailed redline comments have been provided on the plans and sent to the applicants <br />engineer so they can be addressed in future submittals. <br /> <br />Utility Plan <br /> <br />6. As identified in the City’s Comprehensive Water Supply and Distribution Plan, a 12” trunk <br />watermain is proposed to be extended north from the Oneka Ponds development, through <br />the proposed site and both, connected to the 12” crossing at the 159th St roundabout and <br />stubbed to a future through street at the northern end of the site. <br />7. The construction plans identify this 12” trunk watermain being extended through the <br />development to the northern property line, with the City of Hugo paying for oversizing costs. <br />8. The sanitary sewer will be connecting into the 10” trunk line at the southwest corner of the <br />development and will be serving the proposed development including apartments to the <br />northwest as well as several lots on the eastern side of Highway 61/Forest Blvd. No <br />additional areas to the north will be served from this connection as the City’s Comprehensive <br />Sanitary Sewer Plan identifies them as being served from the north. <br />9. The development to the south, Oneka Ponds, currently connects to the same 10” trunk line in <br />an adjacent lot. The City is requiring, to avoid redundant connections and maintenance, that
