DATE: May 5, 2022 for the Planning Commission Meeting of May 12, 2022 ZONING: Single-family detached residential district (R-3) <br />REVIEW DEADLINE: June 14, 2022 <br /> <br />1. DESCRIPTION OF REQUEST: <br /> <br />The applicant is requesting approval of a lot split to create two lots out of a 1.23 acre lot. The <br />proposed lots are 0.73 acres and 0.50 acres. <br /> <br />2. CONTEXT: <br /> <br />A. Surrounding Land Use and Zoning <br /> <br />The properties to the west, south, and east are zoned as R-3 and guided as Low Density <br />Residential in the 2040 Land Use Plan. The property to the north is zoned Central Business <br />District (C-1) and guided at Mixed Use. The existing property was platted with the Oneka Estates <br />residential development. <br /> <br />B. Natural Characteristics of Site <br /> <br />The property is generally flat and does not contain any wetlands. <br /> <br />3. ANALYSIS: <br /> <br />A. Level of City Discretion in Decision-Making <br /> <br />The City has limited discretion in approving or denying a minor subdivision or lot split <br />application.
