If it meets these standards, <br />the City must approve the subdivision. <br /> <br />B. Consistency with Ordinance Standards <br /> <br />Minor Subdivision Request <br /> <br />Lot Size <br /> <br />The R-3 zoning district requires a minimum lot size of 10,400 square feet and a minimum lot <br />width at the front setback line of 80 feet. Both proposed lots meet the minimum standards <br />outlined in the zoning code. <br /> <br />Utilities <br /> <br />The existing property is connected to City sewer and water. The new lot will be required to <br />connect to City sewer and water and shall obtain any necessary permits. SAC and WAC charges <br />will need to be paid with the connection to the utility mains at the time of building permit. <br /> <br />Grading and Wetlands <br /> <br />A grading plan will have to be submitted to the City prior to the issuance of a building permit for <br />the proposed lot. The applicant shall demonstrate the building sites will comply with the City’s <br />regulations regarding building elevation related to groundwater. A permit will need to be <br />obtained from the City for the location of the new driveway. <br /> <br />Prior to the issuance of any building permit the applicant shall demonstrate that the proposed <br />home and buildings will not impact any wetlands. <br /> <br />Park Dedication <br /> <br />A park dedication fee is required for all land subdivided for residential purposes. The applicant <br />will not be dedicating any parkland with this project and therefore is responsible for the parkland <br />dedication fee, currently set at $3,400 per lot. The applicant is responsible to pay for the creation <br />of one lot and shall pay the fee prior to recording the minor subdivision. <br /> <br />Streets <br /> <br />The proposed parcels have access to 142nd Street North. <br /> <br />Sidewalks/Trails <br /> <br />There are no trails planned for this area along 142nd Street North in the 2040 Comprehensive <br />Plan. <br /> <br />
