Liberty Classical Academy Site Plan <br /> Page 3 <br /> Sidewalks/Trails <br /> There are existing sidewalks that connect the building and parking lots. The proposed addition <br /> will disrupt a small portion of sidewalk along the south side of the building, which will be <br /> reconstructed to wrap around the addition. Additional side walk will also be construct with the <br /> additional parking on the west side of the building. <br /> Landscaping <br /> The applicant has existing landscaping on site that meets the ordinance standards. <br /> Building Materials <br /> The addition is proposed to be constructed primarily cement siding and a color to match the <br /> existing materials on site. Staff recommends that brick consistent with the building be added to <br /> the canopy design to tie in with the existing brick on the building. <br /> The applicant has not submitted a material sample board. Staff approval of a material sample <br /> board is required prior to issuance of a building material to ensure materials and colors will be <br /> cohesive throughout the building. <br /> Grading/Drainage <br /> The site is within the Brown's Creek Watershed District(BCWD) and will be required to get a <br /> permit from the BCWD. Conditional approval of the permit is anticipated at the May 1 lth BCWD <br /> Board Meeting. The City is reviewing for all requirements more stringent than the BCWD <br /> standards. <br /> Utilities <br /> The existing building is connected to well and septic. The applicant will need to ensure the well <br /> and septic is compliant with State and County regulations. <br /> C. Conclusion <br /> Staff has reviewed the site plan for consistency with the applicable standards outlined in the City <br /> Code and finds that the application is consistent with the standards. <br /> 5. RECOMMENDATION: <br /> Staff recommends approval of the site plan request submitted by Liberty Classical Academy for <br /> the property located at 10158 122"d Street North, subject to the conditions listed in the resolution. <br />
