Liberty Classical Academy Site Plan Page 3 Sidewalks/Trails There are existing sidewalks that connect the building and parking lots. The proposed addition will disrupt a small portion of sidewalk along the south side of the building, which will be reconstructed to wrap around the addition. Additional side walk will also be construct with the additional parking on the west side of the building. Landscaping The applicant has existing landscaping on site that meets the ordinance standards. Building Materials The addition is proposed to be constructed primarily cement siding and a color to match the existing materials on site. Staff recommends that brick consistent with the building be added to the canopy design to tie in with the existing brick on the building. The applicant has not submitted a material sample board. Staff approval of a material sample board is required prior to issuance of a building material to ensure materials and colors will be cohesive throughout the building. Grading/Drainage The site is within the Brown's Creek Watershed District(BCWD) and will be required to get a permit from the BCWD. Conditional approval of the permit is anticipated at the May 1 lth BCWD Board Meeting. The City is reviewing for all requirements more stringent than the BCWD standards. Utilities The existing building is connected to well and septic. The applicant will need to ensure the well and septic is compliant with State and County regulations. C. Conclusion Staff has reviewed the site plan for consistency with the applicable standards outlined in the City Code and finds that the application is consistent with the standards. 5. RECOMMENDATION: Staff recommends approval of the site plan request submitted by Liberty Classical Academy for the property located at 10158 122"d Street North, subject to the conditions listed in the resolution.
