We <br /> have reviewed the following information related to this application: <br /> • The Preliminary Plat Plans dated April 8, 2022(received June 91h) by RFC Engineering, <br /> Inc. <br /> o 0 Stormwater Report dated June 9, 2022 by RFC Engineering, Inc. <br /> U <br /> Z Based on the review of the documents, we offer the following Engineering comments related to <br /> m this application: <br /> General/Access <br /> 0 Lo <br /> 00 1. The subject property is located west of Goodview Avenue south of 135tn Street. <br /> co 2. Access will occur from Goodview Avenue and two existing stub streets located off of 135tn <br /> N Street in Birch Tree Ponds. <br /> Ln <br /> 3. The applicant has provided ROW along Goodview Avenue and trail easement to <br /> accommodate a future trail along the west side of Goodview Avenue, consistent with the <br /> Comprehensive Plan. <br /> 4. The applicant will be responsible to place in escrow, money to cover future costs of trail and <br /> conversion of Goodview Avenue to an urban section, along the length of their property <br /> z adjacent to Goodview Avenue. This will be documented in the development agreement. <br /> 5. Detailed redline comments have been provided on the plans and sent to the applicants <br /> engineer so they can be addressed in future submittals. <br /> a <br /> a <br /> Z Utility Plan <br /> a <br /> 6. Watermain is proposed to be extended south from the Birch Tree Ponds development from <br /> CD existing stubs extending from 135th Street. Watermain will be installed to the street limits but <br /> N is not proposed to be extended further. <br /> LU <br /> 7. Sanitary sewer is proposed to be extended south from the Birch Tree Ponds development <br /> from existing stubs extending south from 135tn Street. Both current stubs are 10" pipe but will <br /> be reduced to 8' throughout the development and are not proposed to be extended beyond <br /> the current development limits. Adjacent areas are served from different sewer service <br /> w districts. <br /> = Stormwater Management/Wetlands <br /> w 8. The site is proposing water quality requirements primarily through water reuse for onsite <br /> co <br /> irrigation.
