The pond designs need to be updated <br /> to be in line with the City's requirements. <br /> 9. The site is proposing to meet rate control with the onsite ponds. It is unclear if the site is <br /> meeting rate control requirements currently. The hydraulic and hydrologic models should be <br /> updated in line with City and RCWD requirements to confirm rate control is being met. <br /> 10. While there is not regulated FEMA floodplain on the site, there is RCWD regulated floodplain <br /> present. The RCWD regulated floodplain elevation for this area is 929.82. All fill below the <br /> regulated floodplain elevation will require compensatory storage. <br /> 11. Outlot B is proposed for a wetland bank and will remain in ownership of the developer. Access <br /> to outlot B shall be determined at the time of the wetland bank application and approval. If the <br /> wetland bank is not approved, the outlot shall be deeded to the City. <br /> 12. A notice of decision related to approval of wetland replacement plan is prepared and will be <br /> brought forward for council approval, pending preliminary plat approval. <br /> 13.
