DESCRIPTION OF REQUEST: <br /> The applicant is requesting preliminary plat approval for 59 lots and 2 outlots on approximately <br /> 70 acres, 36.7 acres of buildable land, to be known as "Goodview Estates". The outlots within <br /> the plat contain stormwater ponds and wetlands. The net density of the project is 1.6 units per <br /> acre. <br /> 2. CONTEXT: <br /> A. Surrounding Land Use and Zoning <br /> The properties to the north are zoned Single Family Detached Residential (R-3) and are guided <br /> as Low Density Residential (LD) in the 2040 Comprehensive Plan. They are residential lots in <br /> the Birch Tree Pond neighborhood. The properties to the east are Future Urban Service (FUS) <br /> and are guided as Low Density Residential (LD). They are five acre lots and occupied by single <br /> family homes. The properties to the south are zoned Planned Unit Development (PUD) and <br /> Single Family Detached Residential (R-3) and are guided as Low Density Residential (LD). <br /> They are a mix of larger lots and the residential lots in the Adelaide Landing development and <br /> are occupied by single family homes. The property to the west is zoned Planned Unit <br />
