The other corners of 147th Street are developed with <br />commercial uses. The applicant is showing the drive-through lane adjacent to Highway <br />61 and to preserve the existing trees on the north property line of the property. <br /> <br />It is in staff’s opinion that the request meets all the items required to approve a CUP. <br /> <br />D. SITE PLAN <br /> <br />Building Setbacks <br /> <br />The C-1 zoning district requires a minimum 10 foot front yard setback, a minimum 0 ft <br />side yard setback, and a minimum 30 foot rear yard setback. The site plan complies with <br />the setback requirements. <br /> <br />Building Height <br /> <br />The C-1 zoning district requires a maximum building height of 35 feet. The building will <br />have a height of approximately 23 feet. The site plan complies with height requirements. <br /> <br />Building Coverage and Lot Coverage <br /> <br />The ordinance limits lot area to be covered by a building to 60% and lot area to be <br />covered by impervious surface to 90%. The site plan meets the requirements. <br /> <br />Landscaping <br /> <br />Section 90-181 of the Zoning Ordinance provides landscaping requirements for <br />commercial development. The site plan includes tree and shrub locations and species. <br />The applicant is proposing 8 overstory deciduous trees, 4 coniferous trees, 4 ornamental <br />trees, and 31 shrubs. This meets the landscape ordinance requirements for the project. <br /> <br />The applicant is proposing to keep the existing evergreen trees on the north property line. <br />The applicant is proposed to remove the existing trees on the property where the building <br />is proposed and the existing trees on the east property line. <br /> <br />Lighting <br /> <br />The ordinance requires lighting to consist of cut-off fixtures and for light cast on adjacent <br />property and roads not to exceed ½ foot candle measured at the property line or 1 foot
