Staff will continue to work with the applicant the ensure that any exterior <br />mechanical equipment will be adequately screened. <br /> <br />Streets and Access <br /> <br />The existing facilities on the property are adequately served with two access points onto <br />Fenway Boulevard N. The applicant is proposing an additional access point to the north of <br />the proposed new building, as well as a widening of the existing curb cut near the existing <br />building to 33 feet. The proposed new and modified access points meet City Code <br />requirements. <br /> <br />Parking <br /> <br />Per City Code the parking required for the building and facility is 186 parking stalled. The <br />applicant has stated at the peak of training on the site more parking stalls may be needed. <br />The plans show a total of 317 parking spaces. The applicant is proposed to construct 229 <br />stalls and shows 110 parking stalls as deferred parking. The deferred parking would be <br />constructed at any time deemed necessary by the City, if a parking problem occurs. The <br />parking spaces meets the ordinance standard. <br /> <br />Trails <br /> <br />There is a City trail along Fenway Boulevard N. The applicant is not proposing to impact <br />this trail or provide any additional trails. If the trail is impacted, the applicant will be <br />responsible for replacement of the trail. <br /> <br />Architecture, Building Material <br /> <br />The applicant has provided floor plans, elevations, and renderings of the proposed building. <br />The architecture of the building will be subject to the Commercial and Industrial Design <br />Guidelines adopted by the City in 2011. The guidelines encourage four-sided design with <br />at least one change in wall planes and roof lines to provide depth. The applicant has <br />proposed a mixture of concrete panels and wood-like metal materials to create a light and <br />dark contrast across the facades of all four sides of the building. The applicant is at 25% <br />for the metal material and will need to reduce it to 20% per the commercial and industrial <br />design standards. In general, the applicant has done a good job meeting the intent of the <br />commercial and industrial design guidelines. Staff has requested that the applicant provide <br />material samples to ensure that the proposed metal building material, and that the color, <br />texture, and design of the other building materials are attractive and aesthetically pleasing. <br /> <br />Signage <br /> <br />The applicant is proposing a wall sign to be placed on the front façade of the building. Sec. <br />90-265(h)(1)(a) restricts single-tenant wall signs to a maximum of 10 percent of the gross <br />wall area of the front façade. The applicant will need to provide dimensions of the wall <br />sign prior to issuance of a sign permit. The applicant has mentioned the possibility of <br />constructing one or more directional monument signs to assist in the direction of visitors
