In particular, we have reviewed the following <br />plans related to this particular request: <br /> <br />• Civil Plan Set (Xcel Hugo Training Facility Preliminary Plan - Revision 08-09-22.pdf) <br />dated 8/9/22 by Loucks <br />• Stormwater Management Plan (22 08-09 - SWMP.pdf) dated 8/9/22 by Loucks <br /> <br />Based on the review of the above documents, we offer the following comments related to this <br />application: <br /> <br />Grading, Street, and Utility Plans <br /> <br />1. The site is proposed to have two accesses. The first is through one of their existing parking <br />entrances on Fenway Boulevard while the second is an additional connection to Fenway <br />Boulevard approximately 750 feet to the north. <br />2. Water service to the site will be achieved with connecting to an existing 8” water stub from <br />Fenway Boulevard near the southeast corner of the site. New hydrants are proposed for the <br />site however, the need for additional hydrants will be determined by the fire official. <br />3. Sanitary sewer service is available to the site from the existing 8” sanitary sewer service stub <br />at the southeast corner of the lot that was constructed with the initial tr aining facility site. <br />4. 329 additional parking spaces are provided around the northern, eastern, and southern sides <br />of the building. <br />5. Detailed redline comments have been provided on the plans and sent to the applicants <br />engineer so they can be addressed in future submittals. <br /> <br />Stormwater Management <br /> <br />6. Applicant is proposing to meet water quality requirements through onsite depressed areas <br />providing infiltration however the majority of the impervious area onsite does not drain <br />through these low-lying areas. Treatment needs to be provided and documented for <br />permitting compliance where impervious is shown to drain to.
