Hugo Training Center (HTC) Site Narrative <br /> <br />In addition to improving In-Processing operations, our training personnel see the opportunity to relocate <br />training operations now hosted at the Riverside Training Center (RTC), which is over 90 years old. This <br />will allow us to centralize Xcel Energy Technical Training staff in Hugo, creating operating efficiencies <br />and improving the sharing of resources across our training programs. The project includes construction <br />of virtual training classrooms, to lower training costs as well as provide needed space to train the <br />workforce of the future in Renewable Energy technologies. <br /> <br /> Expected employee use: <br /> Up to 225 employees during peak times (contractors and staff) over 6-weeks in Spring <br />and Fall. <br /> 65-150 per day during off peak times. <br />Estimated Schedule (Project 2 of 2): <br /> <br /> Design & Permitting: Summer-Fall 2023 <br />Construction: 2024-2026 <br /> <br />Requested City Actions: <br />Site Plan Approval <br />The applicant is requesting site plan approval for the above mentioned project. Plans have been <br />included in support of the application and its consistency with the existing Business Park Zoning District <br />can be summarized as follows: <br />Building Setbacks: <br />Proposed Front Setback=111 feet from Fenway Boulevard. <br />Proposed Rear Setback=752 feet from westerly property line. <br />Proposed Side Setback=231 feet from northerly property line. <br />The proposal exceeds the required 30-foot front and rear setback and side yard setback equal to the <br />height of the building, in no case less than 10 feet. Additional setback has been provided by the Owner <br />to allow for greater screening to support the variance request. <br />Building Coverage and Lot Coverage: <br />Proposed Building Area=5.7%. <br />Proposed Impervious Area=41.9% <br />The proposal meets the maximum lot are a cover by a building of 40% and lot area to be covered by <br />impervious surface of 80%. <br />Landscape: <br />The required landscape requirements for this project were calculated using either the perimeter of the <br />site or the building square footage. Quantities have been included for whichever calculation is greater. <br />Based on these calculation the following landscaping is required: <br />Required overstory deciduous trees=47
