Page 5 <br /> Lot Sizes/Setbacks/Impervious surface <br /> The applicant is proposing to subdivide the existing 24.83 acre site to create 59 residential home <br /> sites. The applicant is proposing flexibility on lot size, lot width, and setbacks. See table below. <br /> Required Proposed <br /> Lot Size 10,400 square feet 7,800 square feet (9,427 average) <br /> Lot Width 80 feet 80 feet <br /> Front Yard Setback 30 feet 30 feet 20 feet on corner <br /> lot side of house <br /> Side Yard Setback 10 feet 7.5 feet <br /> Rear Yard Setback 30 feet 30 feet <br /> Impervious Surface 50% 50% <br /> * Flexibility highlighted in gray <br /> Density <br /> The maximum development density for a PUD in the R-3 zoning district is 4 units per net acre. <br /> The Low Density Residential (LD) land use designation identifies residential land uses developed <br /> between 2 units per net acre and 4 units per net acre. The applicant is proposing a residential net <br /> density of 2.9 units per net acre, which fits the requirements of a PUD. <br /> Although the applicant is requesting flexibility on lot sizes and setbacks, the density meets the <br /> ordinance standards. <br /> Development Phasing <br /> The applicant is proposing to construct the development in one phase. <br /> Landscaping/Signage <br /> The applicant has provided a full landscape plan. According to Section 90-181 Landscaping, <br /> each home site shall have two deciduous shade trees maintained in the front yard. The applicant <br /> is proposing to have two trees in the front yard of all lots. It's in staff s opinion that is some areas <br /> the two trees in the front yard are too crowded. Staff has discuss with the applicant putting some <br /> of the trees in the rear yards of the lots. Some trees could be added along Oneka Parkway for <br /> buffers from the road to the single family home lots. <br /> The plan also shows a nicely landscaped area at the entrances off of Oneka Parkway and <br /> landscape buffers within the public park creating a good transition to the proposed single family <br /> homes. The trees and landscaping proposed to be installed with the development is <br /> approximately 146 trees and 284 shurbs, which exceeds the requirements in the ordinance. All of <br /> the landscaping along Oneka Parkway shall be maintained by the Home Owners Association. <br />
