Page 6 <br /> Staff will continue to work with the applicant on the landscape plan revisions, to be reviewed and <br /> approved by staff. <br /> Lighting <br /> The applicant has not provided a lighting plan. The applicant will be required to have a plan <br /> proposing typical street lighting within the development that meets the ordinance standard. The <br /> applicant shall install decorative lamp style light throughout the development, to be consistent <br /> with the developments to the south. <br /> Streets/Access <br /> The applicant is proposing two access locations from the south from Oneka Parkway and <br /> Fairoaks Avenue North. The applicant has also provided access to properties to the north, east, <br /> and wast of the development. Staff has been working with the applicant on a number of items <br /> regarding the construction of Oneka Parkway. <br /> The City has a 100 feet roadway easement to the north of the development, for the extension of <br /> Oneka Parkway to 165th Street. The applicant is showing the extension of Oneka Parkway to <br /> extend to the north property line of the development. <br /> Outlot G shall be dedicated as right-of-way. <br /> Sidewalks and Trails <br /> The developer is proposing to continue the trail and sidewalks on Oneka Park. They are also <br /> proposing to extend the trail on the west side of Fair Oaks Avenue North and extend it to the east <br /> to connect to future trails. Sidewalks are proposed along all remaining streets. This is in keeping <br /> with the neighborhood to the south and allow for connections to future development. <br /> Drainage/Grading <br /> The stormwater on the site will be managed with onsite stormwater ponds. The ponds are <br /> properly sized to provide the required water volume. Staff will continue to work with the <br /> applicant on the technical details of the plans and modeling. Staff has provided the applicant with <br /> red-lined comments that will need to be addressed prior to issuing a stormwater permit for the for <br /> development. <br /> Water Re-use <br /> The plans include the installation of a stormwater reuse system to be utilized to irrigate <br /> individual lots. The system is feasible from a water availability and equipment standpoint and <br /> staff will finalize the technical details as the project moves forward. The system will be installed <br /> by the applicant and owned/operated/maintained by the homeowner's association. The system <br /> will be part of the overall stormwater management improvements to be included as part of the <br />
