RESOLUTION 2022-___ <br /> <br />APPROVING PUD GENERAL PLAN FOR SOUTHWIND HOLDINGS, LLC, FOR <br />“ONEKA PRAIRIE” ON PROPERTY LOCATED NORTH OF ONEKA <br />PARKWAY AND NORTH OF EMPRESS AVENUE NORTH <br /> <br /> <br />WHEREAS, Southwind Holdings, LLC, has requested approval of a PUD general plan to <br />allow approximately 59 single family residential lots and 7 outlots on a 24.83 acre <br />property legally described as follows: <br /> <br />(See Attached) <br /> <br />WHEREAS, the Planning Commission has reviewed the PUD general plan at a duly <br />called Public Hearing and recommends approval, and; <br /> <br />NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF HUGO, MINNESOTA, that it should and hereby does approve the <br />request by Southwind Holdings, LLC, subject to the following conditions: <br /> <br />1. A PUD general plan is approved to allow the creation of approximately 59 single <br />family residential lots and 7 outlots, in accordance with the application and plans <br />received by the City on August 9, 2022, August 19, 2022, August 23, 2022, <br />September 16, 2022, November 30, 2022, except as amended by this resolution. <br /> <br />2. Approval is contingent upon City Council approval of the requested rezoning of the <br />24.83 acre property and preliminary plat. <br /> <br />3. The PUD general plan is approved based on the finding that the proposed project is <br />consistent with the City’s Comprehensive Plan. <br /> <br />4. The developer shall comply with all conditions in the City Engineer’s letter dated <br />December 1, 2022, and red-lined comments provided to the developer. <br /> <br />5. PUD flexibility is granted to allow: <br />a. Flexibility to allow various lot sizes with a minimum lot size of 7,800 square feet, <br />where 10,400 square feet is required. <br />b. Flexibility to allow various lot width with a minimum lot width of 65 feet, where <br />80 feet is required. <br />c. Flexibility to allow a minimum front setback of 20 feet for a corner lot side yard, <br />where 30 feet is required. <br />d. Flexibility to allow a minimum side yard setback of 7.5 feet, where 10 feet is <br />required. <br />e. Flexibility to allow a minimum right-of-way width of 54 feet, where 60 feet is <br />required. <br />
