SOUTHWIND HOLDINGS LLC <br /> 56151501h St N Suite 192 <br /> Hugo, MN 55038 <br /> September 16, 2022 <br /> Max Gort <br /> Associate Planner <br /> City of Hugo <br /> Re: PUD District <br /> The approximately 25 acre development we are proposing, located at 16345 Everton <br /> Ave N referred to as Oneka Prairie is an appropriate setting for the establishment of a <br /> PUD Zoning District within the City of Hugo. <br /> Our development, will consist of 59 single family lots. Under the PUD clause we are <br /> asking for flexibility for side yard setbacks allowing the homes to be 7.5 feet from the <br /> property line. This will equate to 15' between homes. We are asking for flexibility in <br /> some of our lot sizes. Our smallest lot will be 7800 sq. ft. with 65 feet of front footage <br /> and the largest will be 14671 sq. ft. with up to 92 feet of frontage. A PUD zoned district <br /> is an appropriate setting for Oneka Prairie for the following reasons; <br /> 1. Allows us to protect the majority of existing wetland areas that are currently <br /> onsite. Based on our latest calculations we are only impacting 16,890 SF of the <br /> existing wetland which totals 129,972 SF. (See Attached Exhibit) <br /> 2. Provides almost one half of the home sites with an unobstructed view of open <br /> spaces. <br /> 3. Allows our streets, bike trails and sidewalks to gently wind throughout the <br /> neighborhood. <br /> 4. Provide a neighborhood "Pocket Park" of approximately 24,000 sq. ft. to include <br /> a covered structure and playground area. <br /> 5. Allow some mitigation towards the cost of infrastructure which will help to <br /> control the costs to new residents. <br /> Other neighborhood enhancements include; <br /> 1. Homes will be one and two story designs. <br /> 2. The homes will all have full basements available. <br />
