G-Cubed Inc., 14070 Highway 52 Southeast, Chatfield, Minnesota 55923 <br />Phone 507-867-1666 Fax 507-867-1665 www.ggg.to <br /> <br />first phase of construction more affordable as the function of the round-about would not be <br />required until there is more traffic than just the apartments and a couple of commercial tenants. <br />The overall traffic plan will require additional discussion with reviewing agencies and to <br />determine the timing of the signalization of the intersection with Frenchman Road. <br />Stormwater Management - Initial stormwater management planning provides for a component of <br />the water quality volume to be provided in greenspace area in the mixed use area with piping of <br />larger storm events to be directed to the west where a regional pond can be constructed which <br />will serve as much of the development as is determined feasible. <br /> <br />Parkland: The parkland area depicted ties the pathway along Highway 61 into the development <br />where a pathway could be run paralleling the Met Council sanitary sewer line. Near the <br />roundabout is an area that we do not anticipate can be developed but would provide a nice <br />greenspace area that ties pedestrian facilities together. The park that can be created will need to <br />be discussed with staff and residents to ensure the dedication and improvements provide a <br />community benefit matching the needs. Our initial vision is that the park would be more passive <br />recreation (trails and assembly infrastructure) than active recreation (ball fields). <br /> <br /> <br />Thank you, <br /> <br /> <br />Mark R.
