Request for a minor subdivision for the property located on <br />Jody Avenue North <br /> <br />DATE: August 18, 2023 for the Planning Commission Meeting of August 24, 2023 <br /> <br />ZONING: Agricultural (AG) <br /> <br />REVIEW DEADLINE: October 2, 2023 <br /> <br /> <br />1. DESCRIPTION OF REQUEST: <br /> <br />The applicant is requesting approval of a minor subdivision to create two lots out of a 40.06 acre <br />lot. The lots created would be two parcels that are 30.06 and 10 acres in size. <br /> <br />2. CONTEXT: <br /> <br />A. Surrounding Land Use and Zoning <br /> <br />The surrounding properties to the north, east, south, and west are zoned Agricultural and are <br />developed as agricultural or residential homes. <br /> <br />B. Natural Characteristics of Site <br /> <br />The property is relatively flat with some lower lying channels that have drained irrigation. There <br />are approximately 2.92 acres of wetland on the site. <br /> <br />3. ANALYSIS: <br /> <br />A. Level of City Discretion in Decision-Making <br /> <br />The City has limited discretion in approving or denying a minor subdivision application. The <br />City’s discretion is limited to whether or not the proposed subdivision meets the standards outlined <br />in the Comprehensive Land Use Regulations. If it meets these standards, the City must approve <br />the subdivision. <br />
