Request for a minor subdivision for the property located on <br /> Jody Avenue North <br /> DATE: August 18, 2023 for the Planning Commission Meeting of August 24, 2023 <br /> ZONING: Agricultural (AG) <br /> REVIEW DEADLINE: October 2, 2023 <br /> 1. DESCRIPTION OF REQUEST: <br /> The applicant is requesting approval of a minor subdivision to create two lots out of a 40.06 acre <br /> lot. The lots created would be two parcels that are 30.06 and 10 acres in size. <br /> 2. CONTEXT: <br /> A. Surrounding Land Use and Zoning <br /> The surrounding properties to the north, east, south, and west are zoned Agricultural and are <br /> developed as agricultural or residential homes. <br /> B. Natural Characteristics of Site <br /> The property is relatively flat with some lower lying channels that have drained irrigation. There <br /> are approximately 2.92 acres of wetland on the site. <br /> 3. ANALYSIS: <br /> A. Level of City Discretion in Decision-Making <br /> The City has limited discretion in approving or denying a minor subdivision application. The <br /> City's discretion is limited to whether or not the proposed subdivision meets the standards outlined <br /> in the Comprehensive Land Use Regulations. If it meets these standards, the City must approve <br /> the subdivision. <br />
